If you're planning to sell your home, it can be challenging to know where to start. There are several steps to follow even before listing your home, and I can make the process smoother. Here’s a guide to selling your home from pre-listing to closing.
Before You List
Preparation is key before putting your home on the market. A few months ahead of listing, contact me and I will prepare a comparative market analysis for your home’s value. Gather essential documents, including those related to your mortgage and insurance, and tally the costs associated with selling.
Next, get your home ready to sell by viewing it from a buyer’s perspective. Make necessary repairs—both cosmetic and functional—and address issues that can’t be fixed, like noise or traffic patterns. Once you’ve prepared, it’s time to meet with me again to discuss your listing price and how to present your home online, including professional photos.
After You List
Once your home is on the market, the marketing magic begins. You will receive a Yard Sign, Professional photography, MLS Listing, Targeted Online Advertising, Extensive Online Marketing Websites such as Zillow, Property Brochures, Single Property Website, Social Media Banner, Just Listed eFlyer, Just Listed Postcards, Open House, Area REALTOR Notifications and Seller Updates.
I will assist you when a buyer is ready to make an offer. Aim for a mutually beneficial agreement while keeping your bottom line in mind. Consider factors beyond the price, such as contingencies and closing dates.
After negotiating a satisfactory deal, prepare for closing day by coordinating with the buyer’s home inspector and appraiser, providing necessary documents, and initiating your mortgage payoff process. I will work with the title company to ensure a smooth transaction. On closing day, bring all the required information and sign closing paperwork. Once everything is signed, you can relax knowing your home is officially sold!
